Located at 24th & Lake, the historic heart of North Omaha, a transformative urban infill project is underway. Forever North Real Estate, LLC is being developed to bring new life and business to this storied commercial corridor. Phase I of the project includes the construction of a 4-story mixed use structure; 16,000 SF retail/dining services on the ground floor and 81,000 SF of office space on the three upper floors. Anchoring the project is North End Teleservices’ corporate office, which will occupy floors three and four. Phase II of this project will consist of a 99 unit 4-story multifamily apartment building with a fitness center and community space. There will also be a daycare component of this project. Phase III will include single family housing across the street from the larger development. This project is in the design and financing phase.

Blair Freeman is the owner’s representatives for this youth behavioral health and substance abuse clinic and youth residential treatment facility. Ground-up construction for this project will include a behavioral health clinic, three residential pods for 24 youth, classrooms, gym, fitness center, community space and outdoor recreational space. We coordinated with the teachers and educational consultants to make sure the classrooms where the youth would attend school Monday – Friday would fit the needs of students who have been through trauma. We have provided full owner’s representative services on the project from budget, to design, to construction, as well as provide capital campaign and operational support. HDR Inc is the architect on record, and Turner Construction is the construction manager on the project. This facility was turned over to the owner in June 2023.

In early 2023, Blair Freeman was selected as the Owner Representative to lead ENCAP’s expansion and renovation of an existing building, that is currently used as the Bellevue Library. After the renovation is completed, the building will become the new Bellevue Food Pantry, and will increase their capacity from 1,000 SF to 22,500 SF to allow them to serve more families and individuals. Blair Freeman will oversee the design and construction, helping carry the client’s vision forward. We work closely with ENCAP for community engagement and capital campaign coordination.

The new facility serves girls ages 5-18 and features STEM classrooms, a gym, wellness rooms, technology and community hubs. The outdoor space will contain a soccer field, gardens and play area. This non-profit project will allow Girls Inc. to aid the South Omaha community abundantly by increasing their school outreach and services. The architects on this project include Holland Basham Architects with Olsson as the civil engineer. This project is in the land acquisition phase.

Spark’s Developer Academy graduate, Jendayi Frazer, has a background in international business investment, government service and academia. She wants to invest in the community she considers home. The project is situated just off I-75, where her grandmother’s house was once situated. There are four lots that were re-platted into one lot in order to build Section 8 housing. The two middle units will have 2-story units with 3-bedrooms, 3-bathroom layouts including two car garages, intended for families. The two outer units will feature single story accessible units with 2-bedrooms and 2-bathrooms, including a single car garage, designed with the aging population in mind. The project is in the financing process with plans to start construction in Spring 2024.

Iowa West Consultant
Blair Freeman was selected as the consultant for Iowa West’s Affordable Housing Initiative. Iowa West and Blair Freeman are invested in bettering the Council Bluffs community one project at a time. The project scope focuses on 2 different phases. The first phase will include a Toolkit on affordable housing for developers in the area. This Toolkit will be used to better understand the challenges and financing incentives to build in Council Bluffs. Along with that, Blair Freeman will be coordinating community stakeholders, and developing preliminary assessments for site selection and developer recommendations. Blair Freeman will also focus on market research and analyzing the barriers of entry for developers in the Council Bluffs area. Followed by collaborating with Iowa West to create a plan to develop a deeper dive into housing if deemed necessary.
